So you’ve decided that you want to finish the basement and make it a usable space. Great! It will be one of the most rewarding projects, both functionally and financially. Make sure you run through this quick checklist of things to do before you start:

Moisture

Deal with any moisture problems before you even get started planning. If you can’t correct the moisture issues in your basement, there won’t be a renovation. There are lots of possible solutions to take advantage of, including better downspouts and gutters, sealing paint, drains, and more. Dehumidifiers can help. If you aren’t sure how to correct the problem, hire an expert to solve the problem before it gets worse.

Power

One of the mistakes that people make when finishing their basement is forgetting to make sure that there are enough power outlets. When you first met with your contractor, he was friendly, polite, and professional. He anticipated all of your needs and you were comfortable moving forward with the project. Now, after you’ve hired this company, paid the deposit, and work has begun, you’re having a bad case of buyer’s remorse.

Here is a list of warning signs indicating you hired the wrong contractor:

#1 He’s hostile
People can get mean when they are confronted. If your contractor has suddenly turned contentious, it may mean that he is hiding something.

#2 He has no license or insurance
You should have verified and asked for a copy of these documents before you wrote a check, but if you didn’t, get it now. If he delays or dances around the subject, he might not be licensed and you might be on the hook if there’s a problem.

#3 He doesn’t update or respond to you
Communication is vital, especially during a highly stressful time. If your contractor can’t seem to communicate with you about what he’s doing, why, and when, you might have the wrong person. His job is to provide reassurance, not cause panic.

Morris County Community Center and Daycare Destroyed by Flood Gets New Lease on Life

Wayne, NJ – Packanack Cooperative Nursery School, part of the Packanack Community Church, was under nearly 7 inches of water on July 31 after flash floods raced through Northern New Jersey. The center, that is a hub of the community, was devastated. Without flood insurance, they could only count on the kindness of volunteers to come back from the event. The volunteers showed up in droves, including the team of LA Design and Construction, DeCumber Landscapers, Armando Landscaping, amongst other local companies. When the church faced its darkest hour, the community came together and the Packanack Cooperative Nursery School reopened on September 12th, less than a month and a half later.

“It was amazing. Our team and dozens of volunteers stepped up and shared their skills. With everyone’s help, the church and nursery school got back on its feet in record time. Dealing with remediation often, we were amazed at how well everything went and how fast it came together.”

The storm hit on July 31st. The main floor of the daycare was covered by six and half inches of water. The heating system and two boilers were under five feet of water. There was $100,000 worth of damage and no flood insurance.

Parents, students, and local businesses stepped in to help. Through social media, they were able to get volunteers and donations, including a new boiler.

LA Design & Construction (LADC) is a family-owned business located in Pequannock. With over 20 years of experience in design and construction, the owners and crew knew that they could help the Packanack Community Church and the nursery school to get back to normal.

The Packanack community responded immediately. Neighborhood volunteers and local businesses, such as Armando Group Landscaping, were onsite to clean window wells, weeding, spraying the landscaping and overall general help. Parents helped to recreate cabinets, teachers cleaned up the devastation, money, gift cards, and even a new boiler were donated within weeks. The team from LADC arrived to help put finishing touches on the rebuild. For 2 days, the crew painted the nursery school classrooms, bathrooms, hallways, and the kitchen. Less than 45 days after being underwater from the July 31 flash floods, the Packanack Community Church and the Co-Op Nursery School reopened, welcoming children, worshippers, and the entire community.

As a general contractor who specializes in insurance repairs, Larry Steimel with Pequannock, NJ-based LA Design and Construction has had a front row seat to some of the problems people have had rebuilding their homes. The biggest hurdle after Sandy, he says, has been the inflexibility of insurance adjusters when it comes to paying people’s claims.

Take the case of Judy Hickerson, one of his clients who lives in the Waretown section of Ocean Township in Ocean County. An adjuster from a firm called Colonial Claims — which was hired by Hickerson’s insurance company — calculated that it would cost $73,000 to repair the flooded home. But when Steimel did his own inspection, using a similar software program and tabulating the damage using industry-set rates, his figure totaled nearly twice that amount.

Looking at a line-by-line comparison of the estimates, he said Colonial appeared to have come up with its numbers by cutting corners wherever it could. What’s more, he said Hickerson’s case is hardly unique. Of the 25 or 30 Sandy victims he’s worked with, nearly everyone had similar problems.

Preparing For Another Winter? Protect Your Roof From Ice Dams!

Ice dams aren’t just something that happens in Arctic streams; ice dams on your roof can be very expensive.

An ice dam is usually caused when there is a significant snowfall followed by very low temperatures. All of the snow on your roof will freeze. Then, heat rising from the living areas of your house will escape through the roof, melting some of the snow. The ice and snow near the edge of the roof will remain frozen. This creates a dam and melted snow collects behind it on the roof.

Roofs are meant to send water off and away; they are not designed to hold pools of water. When an ice dam causes large quantities of water to gather on the roof, it can cause a leak or, worse, cause the roof to collapse.

How to Prevent Ice Dams

The most effective way to prevent ice dams is simply to plan ahead. By having adequate insulation and ventilation in the attic and proper re-roofing, you can avoid a costly repair in the middle of winter.

Adequate attic insulation – Insulating your attic correctly can prevent hot spots on the roof that cause the ice and snow to melt and create a pool of water. There is nothing that you can do about the effects of sunlight, but proper insulation will prevent heat from inside the home from melting the snow and ice.

Pull-down attic stairs and open stairwells can leak a great deal of heat. They should be sealed so that heat is not lost into the cold attic. Even a few degrees difference between different parts of the roof can have an effect on the melting of snow and ice.

Also, look at kitchen and bathroom exhaust fans. In older homes, they often vent directly into the attic, creating a great deal of heat and moisture in the attic.

Attic ventilation – Vents are an easy way to balance the temperatures in the attic. Most roofs have vents under the soffits that allow air to flow in and out of the attic.

Many homes are built with these vents, but homeowners will often cover the vents up, assuming that they are losing heat or simply not noticing them.

If your attic doesn’t have adequate ventilation, it can be a very easy and inexpensive project to install additional vents. The open air flow can help to balance temperatures. This type of ventilation can be provided by intake vents and exhaust vents.

Re-roofing – This might be the most important thing to do. A new roof can prevent water from getting into the home, even if it collects. Fresh roofing can keep minor issues from turning into major problems.

Waterproof Shingle Underlayment (WSU) is a sheet of self-sealing polymer that can protect the roof from water damage. A professional roofing company can install this polymer under the shingles in no time and then place new shingle on top.

The Home Checklist for Fall: Get it Done!

To everything, there is a season, including home maintenance. Your largest investment needs to be cared for and each season brings its own chores and project. Fall is a great time for completing summer’s projects and prepare your home for the worst that winter can throw at it. Planning ahead and completing some of these maintenance projects before the snow falls will make your life much easier.

Visually Inspect Your Roof

Your roof is the only thing between you and a lot of snow this winter. Before the weather takes a turn, make a point to inspect your roof. There are a number of things that you can do for yourself:

Look for water stains in the ceilings of your upper floor rooms
If your attic is unfinished, look for water stains on the decking of the roof
Check the attic for moldy insulation

If you discover a leak, you will probably need to call LA Design & Construction to come in to do the repairs. It can be difficult to replace a couple of shingles or tiles without ruining the integrity of the rest of the roof. Be sure to look for curled and cupping shingles and for the granules to be coming off. The granules are those little stones that coat your shingles. They protect the shingle from most weather-related damage.

Clean & Repair Your Gutters

One of the simplest ways to avoid a roof leak is to make sure that your gutters are cleaned out. With all of the leaves flying in the Fall, clogged gutters are simply a part of the season.

Cleaning your gutters is a simple process. You will need to get on a ladder or onto the roof and remove all of the leaves, branches and debris that has collected in them. Using a leaf blower can help, but if the material is wet, you might need to use your hands. Be sure to wear gloves as there can be sharp objects in the leaves and even furry critters. Don’t forget to check your downspouts. Place a garden hose at the top of your downspout and make sure that the water flows smoothly. Look for leaks at the seams of the pipes as well.

Repair Windy Windows and Doors

When the cold wind blows, it can suck the warmth and the money right out of your house. Before the wind kicks up, check for holes and leaks in your house, especially the windows and doors that can let the cold in and heat out.

On a windy day, look for air coming into the house. One of the best ways is to use a candle with an exposed flame or incense. If the wind is blowing in, you have a leak. If your windows are more than 10 years old, you might save a lot of money by having new windows installed. Now is a good time to bring in a window contractor and get a bid to replace your old windows with tightly sealed, energy-efficient windows.

Clean the patio

Before you pack everything up for the winter, clean everything off of your patio and look for cracks and gaps in the concrete or paving of your patio. Ice and snow can make these gaps much worse. 5 Signs You Hired the WRONG Painting Company

As a homeowner, you have enough to worry about day in and day out to also tackle big jobs such as painting. Whether it’s a single room or your whole house, it is best to let a professional firm handle the task for you.

While you won’t be stuck with the labor yourself, unless you hire a quality painting company that really knows what they are doing, the result may leave you saying…”I wish I had done this myself!” No one wants visible paint drips, areas of paint that show surface issues, and an overall job that doesn’t look professional. They didn’t bother to offer a color consult.

Ok, so you want to paint your walls blue, but…royal blue? Navy blue? Caribbean blue? There are MANY shades of every color and if the painting company you hire failed to consult with you properly before applying paint, there’s a huge chance you won’t be happy with the outcome. A professional company will take the time necessary to ensure that you absolutely LOVE the color before one drop is applied to your walls. They didn’t PREP the walls .

THIS is probably the most important sign of a problem. Before you paint a surface, you must prep the area and that can include sanding smooth any abnormalities in the drywall, repairing any nail pops that have occurred over time, and filling in areas that may have been damaged. Failing to take the time in this step can result in a very unprofessional looking paint job.

They didn’t PRIME the walls .

Primer is a base coat that goes on the walls before your actual paint. This provides a surface that will coat any existing paint and allow the new paint that is applied to stick. Some less than professional companies skip this step and it will show when the paint soaks in and looks thin and the overall job looks awful. By the time you see this, they’re probably out the door and paid! Some modern paint types don’t require primer and depending on the color under the paint it may not be recommended, but most walls that have prep work should be primed.

They didn’t apply multiple coats.

Even when a surface is properly prepped and primed, you still should need at least 2 coats of paint. The walls can still be porous and soak up a lot of the color and do so more in some spots than others. This can result in some areas showing LOTS of the color paint that you chose while other areas look drab and dull. But by applying at least 2 coats, the entire job will look even and really highlight the color paint you chose for your new paint job.

They didn’t take the time to cover everything.

It takes some time, and if they’re in rush to get your job done, they may have not covered your furniture and flooring completely. This is a sure way to ruin something. Professional companies do not allow their employees to take risks with their client’s belongings, there are absolutely no exceptions.

Roofing Lingo – Keeping Up with the Contractor Conversation

When your roofing contractor speaks, it can seem like another language. In reality, there are just special names for the different parts of your roof. Check out some of the most popular terms and keep up with the conversation!

Built-up Roof

On low-slope roofs, alternating layers of roofing felt and mopped roof tar create a thick layer. It’s then covered with gravel.

Cornice

A portion of the roof that hangs out over the wall of a house. It also goes by the less creative name of overhang. Note that a cornice is also a decorative feature.

Counterflashing

Where the roof and the wall meet, there are two layers of flashing, one from the wall up and another from the roof down.

Courses

Courses is the name for the horizontal rows of shingles or tiles.

Drip

The drip is part of the overhang. It’s designed to keep water from running back out over the outside of the walls.

Eaves

The underside of the overhang, usually equipped with vents.

Fascia

A flat piece of board that runs between the top of the wall and the eaves.

Flashing

Usually metal, but can be rubber or fiberglass, this is a pliable material used to seal around chimneys, pipes, etc.

Felt

Once made from wool and asphalt, ‘felt’ is now typically made from fiberglass and a sticky asphalt-like material.

Gable

The triangle top of a wall that fits inside a peaked roof.

Hip

The convex peak of a roof. Also refers to a roof style where all the roof angles connect directly to the walls.

Joist

On a flat roof, joists are wooden ‘beams’ that the sheathing is nailed to.

Rafter

This is a slanted beam that goes from the walls to the peak. Sheathing is nailed to rafters.

Rake

This is the edge of a gabled roof that extends out past the wall.

Ridge

The convex peak of a roof where two roofs meet.

Sheathing

Usually plywood or composite board, sheathing is made up of the large flat sheets that are nailed to rafters and joists.

Shingle Flashing

Created when a sheet of metal or rubber is laid under shingles, then run up a chimney or adjoining wall.

Slope

The same as pitch, this is the ratio of the rise of the roof in inches per linear foot.

Soffit

Soffits are boards that enclose the overhang.

Square

This is a measure of roof size that represents 100 square feet. Proposals are often written with a cost per square.

Underlayment

This is the same as felt. This type of fiberglass fabric is rolled onto the roof before adding shingles, tiles, metal sheets, or hot tar.

Hiring a contractor is a big deal. It’s not just the thousands you are planning on spending on your home, it is also that this person will have access to your house for the entire duration. The selection process is a three stage process: online, interview, and references. If you take the time to do each of these three steps correctly, you will likely have a much better experience with your project.

Step 1: Online Research

Shopping for anything these days tends to start online. Online reviews are fine, but be careful, they can be an unregulated deception, too.

Do they have a generally good rating (over 4 out of 5)?
Are the majority of their ratings high (5 out of 5)?
Are the negative complaints strangely vicious? (Look for things like: This is the worst person I have ever met. Real customers rarely speak that way and if they do, they tend to be people who are angry often.)
Do the reviews talk about the things that matter to you? (Punctuality, budget, politeness, etc.)
Check the state’s court records website. Are there a number of lawsuits? (If a company is in business for 20 years, you will likely find someone that will take them to court. If they have any, you should ask about them.) You should also look at the owner or contractor that will be in your home for criminal activity or issues.

Step 2: The Interview

Doing a personal interview can seem strange, but remember, you are allowing this person access to your home and your family. Even if the work is outside, they will get an intimate look at your life.

How long have you been a contractor?
Did you go to school for this?
Are you licensed? (They should give you a copy of their license.)
Are you insured? (They should give you their insurance information.)
How many project like this have you done recently?
Can you please give me three references?
Will I need a permit for this project?
Will you be getting the permit or do I need to get it?
Will you be using subcontractors? How long have you worked with them? Are they insured and licensed as well?
Do you offer a written warranty of your work?

Step 3: References

You might be uncomfortable about calling strangers at first, but it is nice to hear what other people think of this person. If they don’t want to say much, it might mean that they don’t have a lot to say that’s good.

Was this the first time you used this person for a project?
When did the contractor complete the project?
Did they get it done on time?
Did they say within budget?
Were you given a written warranty?
Have you need to call them back for anything?
Were there any incidents of importance that occurred?

Shiplap Wood Paneling

A wood cladding that relies on a simple L-groove to link together, shiplap is much more versatile than it might first appear. Because the joint between boards is not tongue and groove, the boards can be set apart, giving each shiplap wall a different style and feel.

Shiplap was extremely popular in utility spaces because of its simplicity of installation, but today, it can be found throughout the home. Beadboard, though, is so much more. Turning it on its side and running it horizontally gives it a completely different look and feel. Instead of just leaving it white, painting the wood a darker color or even staining it can make a huge difference in the feel of the room.

In many cases, beadboard is used only as a wainscot, but putting it under stairs, up the stair walls, or even over an entire wall in the living room changes the look and feel of this traditional wood cladding.

V-Groove: Simple Style

V-groove is another tongue and groove cladding that has a V-cut near the joint. This is a simple design that can create dramatic results.

Recently, some homeowners and designers have been painting V-groove with a lacquered look. This extremely high-gloss style of painting gives V-groove a dramatic appearance.

Traditionally, V-groove is installed simply horizontally or vertically, but recently, it’s been installed diagonally and even in a patchwork pattern. The possibilities for paint and orientation make V-groove a fascinating tool for homeowners and designers.

Remodeling your basement and turning it into a more useful space is a big undertaking, but the rewards are just as big. To help make your remodeling project as rewarding as possible, here is a short list of thoughts and ideas you should consider when planning your basement remodel.

Keep it standing

Be careful not to take out pillars and load-bearing walls that are holding up your house. Leave all the vertical elements in place and design around them. If you need to make any major changes to the main structure, consult with an expert. You don’t want the floor dropping out from under you or caving in on you from above.

Keep it light

Plan to add windows. The tiny windows typically found in basements aren’t enough to make the room usable for purposes other than storage. Lots of power

An Energy Efficient Home

Being energy efficient is no longer just a nice philosophy; it makes excellent financial sense.

Until recently, items for your home that were truly energy-efficient were so expensive that they weren’t cost-effective; you would consistently lose money on the items you’ve purchased. Today, things like LED light bulbs, super-efficient furnaces, and even solar power systems are inexpensive enough to make them fill out the balance sheet well.

Construction and Reconstruction

Walls – For many of us, the furthest we think about making our walls energy efficient is to put in insulation. However, there is much more that can be done. For example, installing a vapor barrier and a dead air space can prevent heat and cold from being transferred through the walls. Choosing the best siding for exterior walls, such as stucco, can also increase the energy efficiency of the whole house.
Roof – Roofing your home is more than a matter of simply keeping out the rain; the roofing materials you choose can make a significant impact on your home’s efficiency. Putting on an insulating underlayer with metal roofing can help to keep thermal transfer to a minimum. One of the easiest ways to make your roof energy efficient is to leave the old roof on the house when upgrading. Simply place the new roof on top of the old one and you have an extra blanket.
Attic – In most homes, this is either a crawl space or a room that has no function except to store things. It can also be the fastest place for your house to transfer heat and cold from the outside. Your attic should be well-insulated with layers of insulation and vapor barriers. If you find that your upper rooms don’t stay warm enough, it’s worth looking at the insulation in the attic. For little money, you can add fiberglass insulation or have blown in insulation installed.
Flooring – This is another wonderful place to lose the heat and cold in your house. If your home doesn’t have a basement, you should look into insulating the floor to keep the outdoor heat and cold from affecting the indoors. If you are building a new home, this can be done simply. If you are working on an existing home, this might require a lot of crawling around under the house.
Crawl Spaces – Every home has crawl spaces. Often, these spaces have not been well-insulated. Search your home for crawl spaces that are in exterior walls and insulate them well. For particularly small spaces, you can look at blown-in insulation.

Energy and Appliances

Today, it’s easy to make your own energy at home, recycle water, and use equipment that is so efficient it puts older models to shame.

Solar Energy – Solar panels are now officially less expensive per kilowatt hour for energy generated at home. The best part is that you can scale your solar panels to your home’s needs. If you have more energy than you need, your system will ‘sell’ the electricity to the power company and you can potentially get paid for power.
ENERGY STAR® Appliances – While most appliances sold these days are ENERGY STAR rated, some are extremely efficient machines. You can get furnaces that turn 99 percent of the fuel they use into heat. There are washing machines and dryers that are so energy efficient they can almost work on batteries.
Geothermal Energy – Depending on where you live, you can use geothermal energy to heat water for your home. This can be used for showers, dishwashing, etc., and it can also be used to generate electricity, as well as heat the house and even run your air conditioning.
Low-Power Devices – There are many devices, including computers, fans, and lighting, that run on exceptionally low power. Developments in lithium ion batteries and small handheld devices have opened up a world of devices that run on power levels so low that a hamster could power them.

Having an energy-efficient home happens in three basic stages:

It’s time. Time to turn that big open space that you call a basement into a great and useful living space.

There are quite a few options: bar, gym, playroom, home office, or theater. All of them have a few things in common, but each also has specific aspects that you should plan for to make everything comfortable.

The Basics

Each of these rooms require a few basic items:

Finished walls - You’ll want walls that are sheetrocked and insulated.
Waterproofing - Check your sump pump, waterproof the walls, and make sure all drains are clear and working correctly.
Electricity - No matter what you end up building, make sure there are plenty of power outlets for everything you might need to plug in.
Bathroom - If you can, put a bathroom in the basement. It will make it much more comfortable. You don’t have to cut out the concrete; give your bathroom a raised floor for pipes.

The Basement Gym

Your gym should have a few things beyond the basics:

Lots of recessed lighting - No one wants to work out in the dark.
Mirrors - This isn’t a vanity thing (unless it is); mirrors make the space feel more open and bright.
Padded floor - Extra thick padding will make the floor more comfortable and keep weights from damaging the concrete beneath.
Sound and TV - Working out feels a lot less like work when you can watch CNN or listen to the latest dance tunes .

The Home Office

Storage closet - You will want a place for filing cabinets and supplies.
Guest chair - Put a guest chair in the room if you might be working with others.

No TV - As ridiculous as it is, your office can’t be taken as a tax write-off if there’s a TV in it.

Playroom

Ah, a place where the children can run and play, and make a mess, out of sight from the upstairs.

Padded floors and pillars - Many basements have metal pillars in them. Wrap them so there is less damage when small people smash into them.
Fun carpeting - You can get carpets that have games and even towns printed right into them.
Toy box / benches - Built-in toy boxes on the walls are a great way to give kids a place to store all their stuff.
TV - A TV playing a great movie will keep everyone happy.

Home Theater

Get a huge screen, a great sound system, and lots of seating for your own movie premieres, plus:

A great heating and cooling system - Nothing takes the fun out of watching a movie more than being too hot or too cold.
Lots of speakers - Most of a real theater experience is the amazing sound.
A really big TV (or projector) - You need a TV that can be seen from the entire room.
Flexible seating - You don’t need theater seating, but some good seats that can be moved around are perfect.

Although hiring an architect is often only considered when building a new house or other new structure, an architect can be a huge asset for your remodel as well. A great architect can find unique solutions to help you create outstanding an space that utilizes all the assets of your home.

Interview at least three architects before choosing one. Remember, it’s not only important that they know what they’re doing, but you also need to make sure you can get along with them and that you like their ideas, because you’ll be living inside their vision for your home for years.

Do you have a personal style?

Architects are artists as much as they are engineers, and each has their preferred architectural styles and design elements. Take care to find an architect whose own style matches your home’s style. An architect who favors a minimalist, Asian-influenced style, for example, might not be the right choice for your New England Victorian home. Ask each architect you interview about their technique and what styles they like to work in. If the architect is worth their weight in salt, they will tell you if they aren’t the right architect for you, especially if what you’re asking for is way outside their style. You can also ask to see a portfolio, and look for past projects similar to yours.

Who exactly will be creating my design?

Many architectural firms have their interns or junior designers work on projects. This could be fine for your remodel, but you should decide for yourself whether you’re fine with someone other than the architect in front of you actually preparing your design. Don’t be afraid to ask. In many cases at mid-sized firms, the lead architect will only review the plans proposed by their junior designers. In even larger firms, the lead architect likely won't ever see the plans at all; the plans will be reviewed by a managing architect with the partner's name on it. Of course, if you hire a one-man band, this won’t be an issue.

What project management services do you offer?

Many architects are willing to do more than the drawings; they can act as the director of your remodeling project. There will be a lot of people going in and out of your home. The architect can make sure your contractors are doing the job according to the plans, make sure payments are on-time, and oversee everyone’s activities. This service can be awesome if your project is of any decent size.

Can you give me three-dimensional drawings?

Many people have trouble visualizing building plans in three dimensions, especially from blueprints. To overcome this challenge, an architect may be able to offer you a 3-D view of your project. In fact, many firms can create a digital 3-D illustration of the space in such detail that you can see exactly what the architect has planned. (Even if they don’t have a computer for the work, they should be able to draw you color pictures to make it easier for you to visualize the final product.)

How do you charge?

As you enter the showroom, you have the opportunity to see their work on display and meet their team. If it is cluttered or dirty that can be a warning of how they may work in your home. As we all know, a remodeling project requires some slight discomfort or disruptions to everyday life, and everyone has different levels of tolerance.

Going beyond online reviews is the key to finding just the right company to work with. Think of finding a contractor like online dating. Reading online reviews is like sifting through dating profiles. After your initial impressions, you select a few contractors to engage in conversations. Here is a list of questions you may want to ask:

Do they have a license? A handyman might not need one, but a contractor who is making major changes to your home or business must have the required licensing.
Do they have insurance? Just in case there are unforeseeable events that may cause damage to your home or property, you will want to work with someone who is insured. A contractor without insurance is taking a major risk and we urge you to steer clear.
